Situated on Ngārara Road on the much-coveted Kāpiti Coast, this 4,864m² site once held a standalone dwelling and assorted accessory buildings. Part of the Waikanae Garden Precinct and zoned General Residential, the land held real potential-a generous footprint within the Coastal Environment, close to the beach, the Waikanae town centre, parks, schools and public transport. With a clear vision for what coastal living could look like, the opportunity emerged to create something far more considered: a residential development designed around the people who would call it home.
Proposed Design
Ngārara Villas comprises 20 architecturally designed homes – 16 single-storey and 4 two-storey – across one, two and three-bedroom configurations. The colour palette was developed with a colour consultant, drawing from the surrounding Kāpiti Coast landscape. Vertical cedar, plaster, aluminium panel and schist cladding sit beneath varied rooflines – modern in form, but grounded in their coastal context
Inside, floor-to-ceiling windows and alfresco skylights maximise light and indoor-outdoor flow. The single-storey villas were designed with ageing-in-place in mind – open layouts, wet-floor showers, and long-term adaptability built in from the start. Construction Phase
With a clear site and a well-resolved design, the build progressed smoothly from start to finish. The 20 homes were delivered across eleven blocks in under a year, completing at the end of 2025. Careful sequencing around the retained mature trees and the central accessway kept the site well-managed throughout, and the finish quality was maintained consistently across all villas from the first handover to the last.
Completed
Ngārara Villas delivered on its promise. Residents have since moved in, settling into a development that offers genuine lifestyle value – peaceful, well-appointed, and perfectly positioned minutes from the beach, local cafés, and boutique shops of the Kāpiti Coast.
